Purpose of this policy

1   To provide policies for the reconstruction of buildings destroyed by fire or natural disaster.

Guiding principles

2   (1) Buildings which have been destroyed by fire or natural disaster and conform to the Zoning By-law will be expedited in terms of building permit applications and servicing review. Buildings in this category which have been destroyed by more than 75% of the structure above the foundation, will be required to meet the City’s current requirements in relation to frontage improvements. On-site servicing requirements may be relaxed if there are physical reasons that preclude meeting current City standards.

(2) Buildings in development permit areas, which have been destroyed by fire or natural disaster, and providing the massing, siting and general appearance of the building is the same as existed before its destruction, and the use conforms to the Zoning Bylaw, will be exempt from obtaining a development permit.
